The Assistant Director of Maintenance reports to the Director of Facilities and Maintenance and is responsible for overseeing the maintenance and operation of all buildings and equipment and keeping all College facilities safe, efficient, and in working order.
Duties and Responsibilities:
The Assistant Director manages and supervises all building maintenance staff within the department. This position will train staff and ensure that their team’s performance aligns with departmental goals. This position may be occasionally required to work after hours or on weekends when campus needs arise. Key tasks of this position include:
Supervisory Guidance:
- Set service priorities by assigning work orders
- Develop work plans and deadlines
- Assign staff as needed to meet departmental goals
- Coordinate the building and equipment maintenance schedule
Building Maintenance and Operations:
- Oversee daily maintenance activities, including special projects
- Coordinate both routine and emergency maintenance
- Serve as primary contact for vendors on campus for building maintenance and repairs
- Directs activities of in-house construction projects
- Maintain files on work orders, project updates, service calls, and completed jobs
- Create detailed reports on maintenance activities
- Assist Maintenance and Grounds staff in the installation and repair of equipment
- Ensure the department complies with required safety and environmental regulations
- Monitor and regulate building management controls, including HVAC systems
- Monitor and regulate building access controls, including key and alarm systems
Project Management:
- Write specifications for the repair and purchase of equipment
- Obtain quotes from vendors for small campus projects and minor equipment
- Work with selected contractors on minor projects and oversee construction activities until completed
Preventive Maintenance Program:
- Manage the College’s preventive maintenance program for buildings
- Schedule and conduct regular and thorough inspections of buildings and equipment
- Determine maintenance needs and confirm standards
Other Duties:
- Serve on various campus policy and safety committees to ensure compliance
- Perform additional duties as assigned to support institutional goals and operations
Education and Experience:
- High school diploma or equivalent required
- Experience in the building trades, grounds, or a related area
- Experience in a managerial or supervisory capacity
- Preference will be given to those with experience in higher education or public education facilities
- Preference will be given to individuals with experience working on HVAC or electrical systems, or building plumbing
Knowledge, Skills, and Abilities:
- Supervisory skills to guide the maintenance team effectively
- Strong management and administrative abilities
- Familiarity with Building Management Systems, including security and HVAC controls
- Solid knowledge of building maintenance practices and evaluation procedures
- Ability to inspect building conditions and assess maintenance needs
- Ability to estimate costs, time and resources needed in building repairs
- Skills to manage costs, time, and resources for repair and maintenance work
- Understanding of accessibility standards and applications
- Interpersonal, customer service, and communication skills
- Ability to work effectively with diverse groups
Salary: Salary range of $45,000-$50,000, depending on experience.
